Plaster and substrates
The Asbestos Fund lists certain plasters and wall coverings among known applications. Age or appearance alone cannot establish composition. A room may contain successive finishes and repairs: a result at one point does not automatically describe every wall and ceiling. Locate both surveyed areas and those affected by renovation. Removing plaster does not resolve the structural stability of its wall.
Define the surfaces before replacing finishes
Describe each wall and ceiling
Specify whether the work covers a whole room, a ceiling or selected walls. Floor area is not the same as the plaster surface to be removed. Supply measurements already available and report references, identifying areas that have not been examined.
Identify fittings to retain
Radiators, lighting, fitted furniture and frames may affect access to surfaces. Identify what must stay and work planned for the electrician or heating engineer. Any dismantling must be prepared without drilling or scraping suspect plaster to make the work area accessible.
Agree the substrate’s final condition
A wall is not automatically ready to paint after asbestos removal. Distinguish its condition after removal from repairs, new plaster and decoration. Include any planned wall chasing or opening: it may affect additional layers or elements.
Prepare your quote
Describe affected walls and ceilings, known height, retained finishes and work after removal. Specify occupation and equipment to keep running. Separate asbestos removal, service alterations, structural work and repainting.

Before work starts
OVAM lists asbestos plaster removal among work for approved companies. The method follows risk assessment. The Code on Well-being at Work requires identification of suspect materials before workers intervene; an unrecorded discovery requires the external contractor’s employer to stop work in affected and potentially contaminated areas, with prerequisites before resumption.

Is my property-sale asbestattest enough to remove a ceiling?
A standard asbestattest is based on a non-destructive inspection. OVAM explains that additional investigation is needed when work exposes concealed layers. Match the report references to the ceiling and supports the work will actually affect. A reference to one room does not automatically cover every finish layer; do not detach plaster to investigate it yourself.
Can we stay in the house while asbestos-containing plaster is removed?
A photograph or the number of rooms cannot settle this. Access and occupancy conditions must be defined for the project. Mention shared passages and essential facilities, and ask when occupants and other trades may return to the affected areas. Do not assume that an adjoining room can be used without confirmation of the planned arrangements.
How is a quote for asbestos-containing wall or ceiling plaster prepared?
To compare offers, ask for a scope per room and identified layer. The quote should specify surfaces, height and access, area preparation, removal, planned checks and waste. Check whether stripping back, replastering and painting are included. Do not compare a removal-only amount with a quote covering the entire renovation.
Does a crack prove that a ceiling contains asbestos?
No. A crack describes the condition of a surface, not its composition. Have the situation assessed without detaching a piece. If the ceiling’s stability is also in question, report that separate concern to the person responsible for the building.
Must all plaster in the house be removed?
A material identified in one room does not establish the situation throughout the house. The scope depends on the identified materials, their condition and the planned work. Ask for the quote to distinguish surfaces being removed from those being retained.
Is opening a wall included in asbestos removal?
Not automatically. Removing asbestos-containing finishes and altering a wall are separate items. For an opening, also have the wall’s structural role, required assessments and permissions confirmed before coordinating the contractors.
