What the quote covers
An accessible roof, a ceiling in an occupied apartment and pipes in a cellar need different arrangements. Separate the areas or lengths involved from the means needed to reach them. Ask which items are fixed-price, which depend on quantities and how extra work would be approved. An estimate based on approximate area is different from an agreed price for a defined scope.
Prepare your quote
State the municipality, material identified in the report, known quantities and affected rooms. Add the floor, route to the street and equipment that must remain usable. Ask for a written offer separating the items below, with exclusions, VAT, proposed timing and price revision conditions.

Before work starts
For worker protection, the contractor must identify suspect materials before intervention, including in private homes. The method is chosen before removal is organised. Accepting a quote does not replace that assessment or regional formalities. OVAM provides an indicative estimate for Flanders, excluding new materials and reinstatement; this is not a Demotek tariff.

What does asbestos removal cost per square metre?
We do not publish a single rate for every material. The area alone does not describe access, the method or included items. For plaster, specify the walls, ceilings and layers involved; for pipes, the known lengths and fittings. Ask for a detailed total for your site, not just a unit price.
Where can I find an initial official estimate?
The OVAM tool uses information from the asbestattest to provide an indicative range. It must then be compared with the actual site conditions. OVAM recommends requesting offers from at least three companies authorised for the work concerned. The tool is linked in the official references.
Does the waste-removal price also include dismantling?
Not necessarily. Ask for dismantling, packaging, transport and waste treatment to be described separately. Specify whether the material is still installed or waste is already present, without handling it. Ask which records you will receive and check exclusions: removing waste does not mean renovating the room.
Why do two asbestos-removal quotes differ?
First compare the scope: the same materials, quantities, access and expected final condition. Then check fixed costs, planned checks, waste handling and work by other contractors. Analysis, wall repairs or a replacement roof may be priced separately. Clarify missing items before comparing totals.
Can I request a quote without an asbestos report?
Yes. Describe your project and say that no report is available. The first discussion clarifies the available information and required checks. A photograph helps locate the issue but does not confirm the material’s composition. The removal scope and price must then be based on sufficient information.
