Cladding, facade slates and layers behind the panels
OVAM describes asbestos-cement slates and panels among older facade coverings. Appearance alone cannot confirm what your cladding contains. Distinguish visible panels, fixings, framework, insulation and the wall behind. A roof report does not automatically describe the gable. Flag elevations renewed at different times and layers not examined; compare the insulation design with the survey’s actual coverage.

Describe access to each elevation
A street-facing facade and a gable beside a narrow passage need different access. Identify obstacles, property boundaries and routes used by residents. Clarify installation and use of access equipment and any permissions required. Do not assume the facade contractor’s scaffolding automatically covers the asbestos removal phase.
Agree the wall’s condition after removal
The new insulation system may require repairs or substrate checks. Establish who performs them, who protects openings and the wall from weather, and who approves the next stage. Removing the cladding does not mean the substrate is ready for every insulation system.

Prepare your quote
Provide available drawings or dimensions, the affected elevations and report references. Mention windows, downpipes, cables, terraces and neighbouring passages. Separate removal, waste, work-at-height access, temporary protection and new insulation in the quotes.

Can external insulation be fitted over asbestos facade slates?
In Flanders, OVAM prohibits new structures over external asbestos-cement coverings regardless of their fixings. Have the cladding assessed before choosing that approach. Specify the removal required and the new facade system under the rules for the region where work takes place.
Do materials behind the cladding also need assessment?
Have it checked whether the work affects framework, insulation, membranes or concealed boards and whether the report covers them. Flag inaccessible areas without removing a panel yourself. The professional determines further investigation; visible panels do not establish the composition of every layer.
What needs coordinating if the windows are replaced too?
Locate the affected openings and share the same drawing with the contractors. Distinguish cladding, window sealants, sills and the new insulation junctions. Assign temporary closure and weatherproofing of openings so these tasks remain covered between contractors.
How do I compare asbestos facade removal quotes?
Compare the same elevations, known areas and layers to remove. Ask whether work-at-height access, protection, waste and wall handover are included. Separate asbestos removal from insulation and new finishes, and identify assumptions about unexamined areas.
