Have an old suspended ceiling assessed before moving a tile or making an opening. Identify the affected boards and any concealed materials before planning removal.

Ceiling tiles, boards and the void above
Belgium’s Asbestos Fund lists some false-ceiling boards among historic asbestos applications. Not every acoustic tile or plasterboard contains asbestos: colour, perforations and size cannot confirm its composition. Distinguish removable panels, plaster on the original ceiling and elements above it. A report on plaster does not automatically describe boards installed beneath it later. Flag uninspected areas and ceilings replaced at different times so the survey scope can be checked.

Describe the opening actually needed
Removing the whole ceiling, replacing a few lights and routing a duct are different projects. Identify the areas other contractors need to touch. Check the report’s limitations too: concealed materials above the ceiling may need further investigation arranged by a professional.
Agree the condition at handover
State who handles lighting and ventilation and who installs the new finish. Ask how the area will be handed over and which documents will be supplied. Ceiling removal does not mean that building services have been recommissioned or that the substrate is ready for the finish you have chosen.

Prepare your quote
List the rooms, ceiling height and approximate area already known. Include report references, a plan and information about lights, cables or ducts. The quote should separate removal of identified materials, waste handling, work on building services and installation of the new ceiling.

Before work starts
The removal method depends on the material, its condition and the planned work. A rigid or removable board does not justify choosing a method yourself. Does a perforated ceiling tile always contain asbestos?
No. Shape and texture cannot diagnose it. The report should identify the material in the affected location and state its limitations. If analysis is needed, have a professional arrange it; do not remove a tile to provide your own sample.
Can I remove just one tile to run a cable?
Even a small intervention can affect the panel, its fixings or materials above it. Describe the opening to the professional before moving anything. Coordinate the assessment with the electrician’s work; a small area does not rule out the risk.
A panel has fallen: can I keep using the room?
Stop work in the affected area, avoid walking through it and notify the building manager. Do not handle fragments to clear a passage. Have the material and conditions for resuming work assessed, especially where other people use the premises.
Does removal include the framework and new ceiling?
This needs to be stated in the quote. Distinguish affected boards, framework to retain or remove, suspended equipment and future finishes. Ask who is responsible for each item and access to adjoining rooms before booking the next contractors.
