Shared areas, apartments and communal services
Work inside one apartment may require access through the shared lobby, stairs or courtyard. Conversely, removal in the boiler room can affect several homes. Prepare a plan showing materials to remove, neighbouring rooms, circulation and services supplying the building. Ask the property manager to clarify private and shared boundaries, and identify the person who confirms the enquiry’s scope.

Mark routes for workers and waste, doors needed and passages used by residents. Mention delivery hours, accessibility needs and services shared by several units. Have the site organisation and access restrictions agreed before sending residents a schedule.
Assign responsibilities before booking contractors
Specify who opens rooms, informs residents, works on services and organises their return to use. Ask which documents will be provided at completion: treated areas, waste records and checks required for the method. Keep a record of excluded areas and those still needing assessment.

Procedures depend on the region and the site. In Brussels, the survey required for the asbestos removal application must be prepared independently of the removal contractor; conditions also govern occupant information and access. When is a common-parts asbestattest required in Flanders?
OVAM sets 31 December 2026 as the deadline for co-owners’ associations of buildings constructed before 2001. This Flemish obligation concerns the common-parts certificate, prepared through a certified expert. It is not a general deadline for removing all asbestos.

Can residents stay during asbestos removal?
This must be determined before work, based on materials, the method, access and affected services. Ask which areas will be off limits, which services will stop and the conditions for returning rooms to use. Do not promise residents they can remain before that assessment.
How do we prepare removal in the communal boiler room?
State which homes depend on heating and hot water, how the room is accessed and what the heating contractor plans. Separate insulation removal, equipment replacement and return to service. Describe seasonal constraints before agreeing an interruption.
What information is needed for a co-ownership asbestos quote?
Add an area plan, shared access, occupancy constraints and the central contact to the reports. Request itemised work and exclusions, with the assumptions used. A quote for one area cannot be compared directly with one covering the whole building.
What should we give the property manager before insulating a facade with suspect panels?
Collect survey references, affected elevations and the insulation design. Describe balcony access, windows and residents’ routes. Assign responsibility for access equipment, temporary protection and handover to the facade contractor so the quotes cover the same project.
