Start by describing the planned work and sharing available reports. The affected materials and scope must then be confirmed to select a method and prepare the quote. Before removal, agree access, protection, formalities and timing with the contractors. The schedule should also cover waste disposal, applicable checks and release of the treated areas. Keep the agreed completion records and identify materials left in place: removing a roof does not establish the asbestos condition of the entire building.

A roofing sheet, plaster and pipe insulation need different assessments. The contractor selects the method after evaluating the material, its condition and site risks. Simple treatments are restricted to the cases and conditions set out in the regulations; glove-bag removal and a hermetically sealed enclosure require approval. Ask which method is proposed and what it means for room access and scheduling. Price or surface area alone cannot determine the choice.

Describe the room, the materials your renovation will affect and what you want to keep. Have a professional assess whether limited removal is compatible with their condition, neighbouring areas and subsequent work. The room’s boundaries may not match the extent of the material or the area requiring protection. The quote and completion records should identify what was treated and what remains. Partial removal does not establish that the whole house is asbestos-free.

Share the removal scope and new roof plans with both companies. Allocate responsibility for work-at-height access, temporary weather protection and checking retained supports. Agree who confirms that the area is available and how delays or discoveries beneath the roof covering would affect the schedule. The roof structure, insulation and new covering must be explicitly included in a quote or assigned to another contractor. A quote for asbestos removal alone does not automatically include them.

No. In Flanders, ‘asbestveilig’ does not necessarily mean asbestos-free. The certificate describes normal building use and may list asbestos materials. The standard inventory is non-destructive. Before opening a wall or removing a floor, check whether affected parts were examined and whether further investigation is needed for the work. This Flemish framework does not replace procedures for a Brussels or Walloon site.

This first discussion clarifies missing information; it does not replace identifying materials before work. For worker protection, preparing or extending the inventory is an asbestos inventory expert’s responsibility. You do not need to dismantle a panel or take a sample to contact us.

Do not plan to remain without approval from those responsible for the site. Describe occupied rooms, shared access and essential equipment. Ask which areas will be inaccessible, how passages will be arranged and who confirms they can be used again. The answer must be specific to your site; a small removal area or work confined to one room cannot guarantee continued occupation.

Area alone is insufficient: material, condition, removal method, access and disposal determine cost. Protection and site setup are still needed for a single room; a whole-house price cannot simply be divided by area. State that you are requesting disposal only and give the location, identified material, already known quantity and available documents. Do not handle waste to complete this information. Acceptance, transport and the treatment route must be confirmed before a quote; an enquiry is not a collection booking.

Some plaster can contain it; appearance cannot establish this. Before drilling, sanding or removing it, check that the inventory covers these materials and planned work. An expert determines whether analysis is needed. Describe the substrate and documents to clarify the next step without sampling it yourself.

A photograph may help identify a suspect application but cannot provide certain identification. Use available surveys and have a professional arrange analysis if needed. Do not take a sample yourself to request a quote.

Required training or approval depends on the application, material condition and removal method. Simple treatments are carried out by companies on the relevant official list or approved companies, using trained workers. Glove-bag removal and hermetically sealed enclosures require approval. Ask who will carry out the work and with which competence.

Not necessarily. A certificate prepared for a transfer and an inventory of a work area have different purposes. Check whether available information covers materials your work may affect. Compare rooms and elements in the report with your project: lifting a floor, opening a partition or working on a pipe may affect different layers. Send annexes and stated inspection limits too.

The reform effective on 22 December 2025 does not invalidate older inventories. For worker protection, updating and extending them to the planned works still need checking. Send the complete report, annexes and changes since it was prepared.

Have the covering identified before scheduling installation. FPS Employment states that altering an asbestos-cement roof to fit panels in a way that damages the material and exposes workers conflicts with worker protection rules. Coordinate any asbestos removal, new covering and solar installation as separate items.

Old roofing or cladding may contain asbestos even on a small shed. Identify affected materials before dismantling. Where removal is necessary, coordinate it before structural demolition. For the quote, distinguish covering, walls, frame and any slab you wish to keep.

Garage & outbuilding demolition

Inform the responsible person without touching the material. The employer carrying out the work must stop in affected or potentially contaminated areas and restrict access. Resumption requires analysis, updates to relevant documents and appropriate protective measures.

Some vinyl tiles, underlays and old adhesives can contain asbestos. Colour, apparent age or a photograph cannot confirm it. Before removal, have the covering and affected layers checked. Do not lift a tile or sand adhesive to complete your enquiry; send existing reports and photographs.
