Materials before renovation
Some applications are concealed within finishes or technical installations. A certificate prepared for a sale does not automatically cover the entire work area. High-risk applications require an approved company. Required competence and the identity of the contractor must be established before the assignment.
A room’s name does not define the asbestos work. A bathroom may have several floor layers; a cellar may contain insulation around pipes. Describe the material and intended intervention instead of assuming one treatment suits the whole room.

Turn room names into specific tasks
‘Renovate the bathroom’ does not describe every intervention. State whether you will replace furniture, remove flooring, move a pipe or open a wall. This helps match each task to examined materials and identify areas where information is missing.
Share the same records with each trade
Give the professionals involved the same version of plans and reports. Identify retained elements and the boundaries of the agreed work. If the project changes, for example with an additional opening, have the change assessed before work: it may affect material outside the area previously examined.
Agree when the next contractor can start
Distinguish a preferred date from an area actually being available. Agree who confirms access for the plumber, electrician or flooring installer after applicable checks. Identify remaining access restrictions, installations to recommission and documents to keep in the renovation records.
Prepare your quote
A kitchen, bathroom or boiler-room project can affect several layers or installations. Send the work programme with the available report to check coverage. Any removal, work on services and reinstatement must be coordinated with other trades. For pipe insulation, specify whether heating must remain operational and who will handle any shutdown and restart.

Before work starts
FPS Employment states that the survey must be suited to the work for worker protection. Some applications, including non-bonded pipe insulation, require an approved company. Appearance or a photograph cannot confirm asbestos.

Does insulation around pipes always contain asbestos?
No. The material must be identified using available documents and, where needed, an assessment arranged by a professional. Do not open the outer covering or take a sample yourself. State the location, planned work and current use of the installations.
Is a property-sale report enough to remove a floor?
Not necessarily. Have someone check whether the report covers the floor covering, adhesive, underlayers and other materials your project will disturb. Inspection limitations recorded in the report matter when planning further investigations.
